Homes are selling at breakneck speed these days. It isn’t uncommon to see multiple offers coming in on a home within hours of it being listed. As a result, you may only spend a small amount of time in a home before making an offer. So, it’s important when touring a home to make your time there count.
What should you focus on when you’re touring a home?
An important thing to focus on is whether or not that space will work for you and your family. You can change a lot of things in a home to tweak the way it looks but it is hard to change the floor plan. When you’re inside of the home, think about whether or not that space will work for you. Is the house big enough? Is it too big? Are the rooms laid out in a way that will make it easy for you and your family to enjoy the space?
Something else you may want to take note of, is the home’s condition. Have the owners taken care of the house? How old is the roof and the AC system? Are doors and windows in good condition? Do you notice any broken tiles in the bathroom? Are there water stains on the ceiling? These things may not necessarily be signs of something serious, but they are items you may want to focus on during your home inspection.
A final consideration and important thing to focus on is location. Is the home convenient to the things you enjoy doing? To work? Also, is the home located close to a major road?
When you are inside of the home, it’s hard to pay attention to everything. Focusing on these items will help you while you’re in the space to cross potential homes off of your list, so you can get that much closer to your dream home!
